  • Call your insurance company to arrange new insurance and update your information
  • Connect your utilities: electricity, gas, water and sewer
  • Connect with your services providers such as phone, cable and internet
  • Register your change of address with Canada post
  • MAKE SURE THE CHANGES YOU MAKE MATCH THE POSSESSION DATE ON YOUR OFFER!

About a week prior to your possession date, you will need to meet with your lawyer in order to sign all the documents related to your home purchase (mortgage documents, land transfer, etc.), along with retaining the remaining of your down payment. In this digital age, most lawyers have the option of meeting virtually, streamlining the process even more and allowing you to close your transaction from the comfort of your living room.

While your offer to purchase does mention that keys are releasable to you at noon on your possession date, you should prepare for a delay just in case. Occasionally there is a lag with the transfer of funds and keys end up not being releasable until midafternoon or later. Based on my experience, I would really recommend not to book any movers or services for that same day – I’ve seen people sitting in a moving truck on the driveway, wasting time and money because possession was delayed for a few hours.
